Disbursement Costs
In addition to our fees, you will be required to pay fees to third parties such as:
Purchase:
- Search Fees: These are local searches, which will cost you £170-£300. These searches check if there are any local plans or problems surrounding your property.
- Land Registry: This is to register the transfer of the property, and the fee payable will depend on the price of the property. Their fees can be found at https://www.gov.uk/guidance/hm-land-registry-registration-services-fees.
- Stamp Duty Land Tax: This is payable on increasing portions of a property price above £125,000.00. Please note that different rules apply if you are purchasing your first house or additional property. Stamp duty rates can be found at; https://www.gov.uk/stamp-duty-land-tax/residential-property-rates.
**When produced in conjunction with a purchase
Sale:
- HMLR Office copy and Entry Plan: To ascertain who owns the property, whether they have leased it out, and whether there are any charges on the property, such as a mortgage from a lender that hasn’t yet been redeemed.
You can also find out about the history of ownership of the property, and any other information matters such as changes to its legal boundary. - AML Identity Check: This is a fee to cover any Anti-Money Laundering Checks.
